Can I put me property on the market today?

You can start marketing your property as soon as you have ordered your HIP with the HIP net. We will then send you a confirmation email that a HIP has been commissioned; which can be used as proof for your Estate Agents

How long will a HIP take to be delivered?

This is dependent on the local authority and/or drainage companies retuning search documents. However on average it takes 10 working days, we continuously monitor progress of all orders should delays occur.

Do I need a printed copy of my HIP?

 No, we will email you and or your agent the complete HIP. For an additional £10 we can supply you with a full colour and professionally bound hard copy if you wish, this will be in addition to the electronic version.

How long will my pack last?

Provided the property remains on the market there is no need to update the Home information Pack. If you remove the property from the market, you would normally be required to produce a new pack. You can carry on using the same pack if marketing stopped because an offer was accepted, and the sale falls through, provided that remarketing starts within one year of the date when marketing first began or, if later within 28 days of the sale falling through. If marketing stopped for any other reason, the seller may remarket the property with the same pack provided that remarketing starts within on year of the date when marketing first began.

Do new build properties require a HIP?

Yes newly built homes will have to supply a HIP. If the home is marketed "off plan" before completion, it will still need a pack but it will not require a full Energy Performance Certificate (EPC). Instead the pack will contain a Predicted Energy Assessment.

What if I am selling my property privately?

Yes even if you are selling your home privately you will require a HIP. If you are not marketing the home but selling to a friend or family member you will not need a pack.

What if my property is not registered at Land registry?

We will perform what is know as a "search of the index map (SIM)" with the land Registry to conform that this is the case, we will then contact you with a view to locating documents which confirm the legal ownership of the property (mortgage lenders can usually provide the necessary documentation)
